A LARGE FREEHOLD BUILDING PLOT SITUATED CLOSE TO WELLAND VILLAGE CENTRE AND OFFERED WITH OUTLINE PLANNING CONSENT FOR THE CONSTRUCTION OF A SINGLE DWELLING

Location & Description:

This fine building plot is situated within walking distance of Welland village centre and is set close to common land in the foothills of the Malvern Hills. The village itself offers an excellent range of facilities including a shop and Post Office, a thriving village hall, church and a popular primary school which feeds into the highly regarded Hanley Castle High School. There is also a very well respected public house and restaurant at the far end of the village (The Inn at Welland). The wider facilities of Malvern are only about four miles away. Here there is a comprehensive choice of amenities including shops and banks, Waitrose supermarket, the renowned theatre and cinema complex and the Splash leisure pool and gymnasium.

Transport communications are excellent. Junction 1 of the M50 motorway south of Upton upon Severn is only about seven miles away and there are mainline railway stations at both Malvern and the city of Worcester.

The Plot:

This generous freehold building plot has a frontage of approximately 28 metres (almost 90 feet) and a depth of approximately 22 metres (70 feet). Within the curtilage there is an existing stable block which can be retained as part of the planning consent. This could conceivably be converted into a separate garage block.

Proposed Dwelling

Planning Consent:

Outline planning consent was granted by Malvern Hills District Council in August 2105 for the construction of a single dwelling with access . The planning application number is 15/00676/OUT. The plot has a grid reference of Easting 379800, Northing 239963. Since the aforementioned permission was granted the current owner has been working closely with an exclusive developer of timber framed dwellings (Potton Homes). A fresh application for full consent based on one of their designs is about to be submitted to Malvern Hills District Council for approval (see image). This will be a traditional barn style design with brick, stone and timber cladding. The interior will be a three/four bedroomed house with vaulted hallway and open plan contemporary living space (a potential floor layout of this design is shown at the end of this brochure.

Tenure:

The land is offered with freehold tenure and full vacant possession upon completion.

Directions:

From Malvern proceed south along the A449 Wells Road in the direction of Ledbury for approximately three miles passing a Texaco Garage on your right hand side. Continue for a further half mile taking a fork to the left signed to Upton upon Severn (A4104). Proceed for just over a mile into the village of Welland where at a T junction turn right towards the village centre. Almost immediately turn left (just before the church). This is Drake Street and the plot can be seen on the left hand side after a few hundred yards.
