A PUB, restaurant and takeaway plus car showroom and employment units could be built on one of Worcester's prime greenfield sites - ending months of mystery.

St Modwen has submitted plans to develop land off Nunnery Way which until last year was earmarked as a possible new home for Worcester City Football Club.

Under the South Worcestershire Development Plan (SWDP), the county’s housing blueprint, the land is earmarked for a football ground with “enabling development”, some of which could be retail based.

But the fresh bid to develop it could prove controversial, as the council only originally released the land based on the possible benefits to Worcester City.

The ten hectare site, currently an agricultural field, has been the centre of a long-running development bid by St Modwen which has previously said up to 700 new jobs could be created by it.

Planning permission was granted in 2012 for the development of the site including a new stadium for Worcester City along with a range of other commercial uses.

But last December the club was officially released from its contract with St Modwen following talks to scrap the deal.

In plans submitted to the city council on Wednesday, St Modwen says the Nunnery Way site is conveniently located next to the M5 motorway.

The planned pub and restaurant are described as being "a destination in themselves" but will also serve those working on the site.

This comes as the applicants voice concern that a common problem with similar developments is that they don't include catering facilities.

"This is unsustainable and unappealing from the perspective of tenants and visitors," said the statement.

"The Nunnery Way proposal is designed to avoid this shortcoming. These facilities will be appealing to prospective tenants, mindful of the need to draw staff to an attractive working environment, and hence help with marketing the place and its ability to succeed as an employment location.

"The pub and restaurant uses will complement the employment activities and serve those working on the site, as well as passing trade."

One of the local members, Cllr Lucy Hodgson, said the planning documents make "interesting reading".

"There were concerns raised before and they will have to be taken into account," she said.

"There were issues over parking and access points.

"I think there may be residents in the area who feel concerned."

Warndon Parish Council plans to debate the issue at its next meeting on Monday (7th).
