Situation and Description

Colliers Farm is beautifully situated in north west Herefordshire in what is a very rare setting indeed. Hidden from view and approached by a long track, it offers privacy and protection in a peaceful location. The pretty hamlet of Broxwood lies close by and is made up of a mixture of cottages and houses, with village services at the larger villages of Weobley, Pembridge and Almeley. The market towns of Kington, Leominster and Hay on Wye provide further facilities, as does the cathedral city of Hereford, which lies some 12 miles away.

This fascinating house has a character all its own and offers very comfortable and spacious accommodation throughout. It has been greatly improved by the current owners who have been careful to preserve its special quality, but there is still scope for a new owner to put their stamp on the property. New windows have been added and most of the house has been refurbished and the gardens improved. The gardens and grounds surround the house and are well established with a large pond to the front, which is a haven for wildlife.

On arrival a front door leads into a large and welcoming reception hall and then into a very big L- shaped dining room, ideal for entertaining, and large enough to double as a family room if required. The kitchen/ breakfast room forms the main hub of the house and has been remodeled and refurbished and now offers plenty of light and space with a range of kitchen units, electric (supplemented by solar panels) aga, central workstation, walk in pantry and views over the gardens to the front and rear. The sitting room lies next door and oozes character with a large stone inglenook fireplace with fitted wood burner, wealth of exposed timbers, bay window to front, again overlooking the gardens. The ground floor accommodation is supported by a cloakroom, boot room and utility.

On the first floor a very comfortable master bedroom suite has been created and has a vaulted ceiling, windows to front and rear and its own separate luxury en suite bathroom and separate dressing room. There are three further double bedrooms all supported by a family bathroom.

Adjoining the main house, and accessed both from outside and from the main hall, is an adjoining barn which currently provides garage and workshop space but offers huge potential to be incorporated into living accommodation if required, subject to planning.

Colliers Farm is approached by a right of way over a long private track and then by its own drive which sweeps up to the house and provides ample parking and turning space. The gardens and grounds are well established and form a particular feature, extending to approximately 3 acres. There are large lawned areas, mature trees, a large spring fed pond, an established orchard, pergola and vegetable section. The gardens are well enclosed on all sides and surrounded by farmland. A short distance from the house is a former two storey coach house or stable block, which offers further potential if required.
