On the edge of one of Herefordshire s most sought after villages, in an area of Outstanding Natural Beauty, a delightful and well-appointed detached cottage standing in gardens and grounds of approximately 1 acre.

Situation and Description

Lavender Cottage occupies an elevated position, in an area known as Common Hill which lies on the fringe of the highly sought after south east Herefordshire village of Fownhope. Its elevated position gives it far reaching views across the local countryside and lies in an area of Outstanding National Beauty. It stands in gardens and grounds of approximately 1 acre, which comprise a large paved terrace, soaking up the views, with the rear gardens sweeping away from the property to rise up Common Hill. To the front, there is ample parking and planning for a detached double garage/ car port with room over. The remainder of the land runs along the hillside and comprises sloping orchards with fruit trees and recently planted oak and rowan trees, ideal for a few animals or even a remote summer house.

Common Hill lies on the edge of the village of Fownhope, and benefits from an array of facilities that include an excellent village stores and post office, the well-known Green Man gastro pub and a private health club as well as primary school, medical centre, recreation ground, memorial hall (hosting many clubs and societies), butchers and a parish church. Its position in Herefordshire makes it ideal for accessing the motorway network to the south of the county and it also has excellent links into Hereford city itself and Ledbury to the east.

The cottage has been improved and maintained to a good standard by the current owners, with the accommodation over two floors, all of which enjoys views to the front. On the ground floor, via a large and impressive entrance hall, is a cloakroom and useful study and, to one side, is an intimate sitting room with wood burning stove and delightful window seat to the front. On the opposite side of the entrance hall there is access to the dining room which is open plan to the kitchen. This is complimented by a useful utility room. Off the dining room, to the front, is an excellent garden room, with a contemporary wood burning stove, and again enjoying the views across the garden to the valley beyond. On the first floor there are four comfortable bedrooms, most of which have built-in wardrobes. These are supported by a family bathroom with a separate shower.

Externally, to the rear of the cottage, is a good workshop and, as previously mentioned, there is planning secured for a detached double garage with the information being found on the Herefordshire Council planning website.

At the T junction in Woolhope turn right and continue on this lane for a further 2 miles until you reach Fownhope. At the T junction, turn left and proceed through the village before turning left at the butchers shop.
