Occupying a beautiful rural location on the outskirts of the dispersed hamlet of Carey, some 8 miles northwest of Ross-on-Wye, Mount Boon Cottage is believed to date from the 18th Century, having originally been a simple, stone built workers Cottage. Since acquisition some 37 years ago, the current owners have both extended and beautifully refurbished the Cottage which now offers four bedroom accommodation of immense appeal, with many areas of exposed stone and timber work.

There is a wonderfully light 21' Farmhouse style Kitchen with both Scandinavian wood burner and Rayburn, 2/3 reception rooms and a ground floor annexe complete with its own kitchen and en-suite facilities. The first floor offers generous three bedroom accommodation, two of the bedrooms having fine en-suite facilities. Outlook from all windows is across neighbouring rolling farmland and countryside.

Positioned only yards away, but comprising an individual detached stone building, is the working from home office or studio, views from which extend across the Wye Valley towards wooded hillsides beyond.

Approached through fine double electric gates is a Cotswold gravel driveway which in turn gives access to the generous double garage/workshop, whilst behind same is both a field shelter and parking area for motorhome, caravan etc. There is also a most useful, stone built outbuilding nearby.

Extending completely around the Cottage on all sides is a most generous Sandstone paved sun terrace, being a superb area in which to sit out and take in the rural seclusion.

Extending north westwards from the kitchen, steps lead up to the garden and orchard where there are a wide range of fruit trees.

Despite the idyllic rural location, the market towns of Ross, Hereford and Ledbury are all within approx. 25 mins drive, whilst Ross-on-Wye also gives access to the M50/A40 dual carriageway motorway corridor. For those who like to walk to a pub, the nationally renowned Cottage of Content is within a 10 minute stroll.

If approaching from either Ross-on-Wye or Hereford, take the A49 towards Much Birch. If driving from Ross, after passing through the village of Harewood End, take the first turning on the right into Laskett Lane, signposted to Hoarwithy. If driving from Hereford, after passing the Axe and Clever pub on the right, take the next left turning into Laskett Lane towards Hoarwithy. As one descends into Hoarwithy with the pub in front of you, turn left and almost immediately right, and then left again towards Carey. Proceed carefully along this country lane until one descends a slope and the Cottage of Content pub is in front of you. Immediately in front of the pub, turn left and Mount Boon Cottage will be the third property you come to on the right hand side.
