A particular advantage of this scheme is the fact that the Phase 1 Consent comprises 10 detached units with no affordable element, therefore Phase 1 could be constructed and disposed of prior to any requirement for the provision of affordable, thus helping cash flow.


Planning Permission was originally granted under Application No. 150897 on 3rd July 2015 for the construction of 10 cottage style dwellings with no affordable provision and no Section 106 contributions. Since which time a further Planning Consent for Reserve Matters was approved under Application No. 181921 for a revised scheme of 10 detached bungalows with garaging (Decision Notice available on request). The indicative scheme is identified on the attached and forms part of Phase 1 of the overall scheme.

A second Planning Consent for the construction of a further 27 dwellings, 9 of which are affordable, was approved under Application No. 152036. A subsequent Reserve Matters Application for the 27 units was approved on the 29th July 2019 under Application No. 192703 (Decision Notice available upon request and the indicative scheme outlined broadly as Phase 2.

The Site:

The site extends to approximately 4.45 acres, including the public open space. The site has the benefit of an outlook over open farmland to the north and west and extensive views to the Brecon Beacons and Black Mountains. A public footpath links the site to a full range of local amenities.


The Village of Madley is located approximately 6 miles west of the City of Hereford and has the advantage of a dual route into the city, either the direct route via Clehonger or the alternative route via Bridge Sollars, which although slightly longer, does have the benefit of reduced congestion at certain times. The village itself has an extensive range of local amenities including well established popular Primary School, Church, Post Office, shops, community facilities, Public House/Restaurant together with easy access to and from both Hereford City and the Market Town of Hay on Wye some 6 and 14 miles respectively.

Section 106 Agreement

A draft Section 106 Agreement is in the course of preparation and will be available upon request.

Reservation of Plot

The Vendors have indicated that they would like to enter into negotiations to purchase Plot 25 on a fully serviced basis.


Connection points have been established for mains water, electricity and foul drainage are available for connection. Surface water drainage would be disposed of on our client's retained land in accordance with the PFA Prepared Scheme, which is available upon request. It is a gravity fed scheme with no pumping requirements leading to a natural pond and water course.

Proceed from Hereford in a southerly direction on the A438 Abergavenny Road. Proceed straight over the roundabout, turning right after approximately 1 mile onto the B4349 (signposted Clehonger/Madley). Proceed through the Village of Clehonger and continue into Madley Village where the property will be located on the right hand side just past the local primary school.
