SITUATION AND DESCRIPTION

Prospect Farm is situated just a few minutes drive from Hereford, and is close to the nearby villages of Bartestree, Lugwardine, Fownhope and Tarrington, which combined provide an excellent range of local amenities. Also readily accessible are the market towns of Ledbury and Ross on Wye both of which provide access to the M50/M5 motorway network providing easy access to Gloucester, Cheltenham, Bristol, Cardiff etc.

The property itself occupies a stunning elevated location with far reaching views across Hereford itself towards the Black Mountains, Welsh Hills and across North Herefordshirel. We understand the property has 16th century origins and has now been carefully and extensively refurbished, upgraded and luxuriously appointed throughout yet providing flexible and versatile accommodation with exposed brick and stone elevations, plus extensive exposed timbers.

The property has cellar storage with access from inside the property and a separate external stone staircase, adjacent to which one can clearly make out the former entrance to what is believed to be an ice house. It is also visible in the upper car parking area however has not been excavated. The property also has what is believed to be a former priest hole situated between two chimney breasts to the first floor.

Also to the upper car parking area is a useful studio/workshop, ideal for use as a home office or possible conversion to provide annexe facilities for elderly/dependent relative or B&B/letting to provide an extra income (subject to any necessary consents).

The gardens form a very special feature to the property being extensively landscaped with interconnecting pathways through shrub and floral borders, to many seating areas to enjoy the fine, far reaching views.

In addition is the large gently sloping paddock which has a pole barn (currently the subject of an insurance claim for storm damage), and two further smaller areas of 'wild' gardens with wildlife pond and mature trees.
