In recent years the property has been enhanced by undergoing some reconfiguring and renovations by the current owners; with the two original reception rooms being opened up to create one light, open plan sociable space. The top floor has also benefitted from Velux windows being installed to the bedroom and landing, with the latter allowing light to filter down to the first floor.

The well presented accommodation is arranged over three floors with the ground floor comprising entrance hall, dual aspect sitting dining room with two fireplaces, engineered wooden flooring, built-in storage to the chimney breast alcove and understairs. The ground floor is completed by a modern fitted kitchen. The first floor consists of the landing, two bedrooms as well as separate bathroom and shower room. The second floor offers a galleried stairwell with Velux window and leads to a well proportioned double bedroom offering a dual aspect with built-in storage and loft hatch to a partially boarded loft space.

Outside, to the front is a retaining garden with railings that lead to the front door. To the rear is a private low maintenance garden benefitting from gated pedestrian access to the rear.

"We love the period style of the house and its location in Cirencester. We were instantly drawn to its style, being very similar to our previous home in London. Do see the house portraits hanging in our hallway - I wonder if you can tell the difference.

It is just around the corner from St Michael's Park, Bingham Hall, two very good nurseries and a primary school. It is also only a short walk into town and extremely family and dog friendly.

We also have the wonderful nature reserve of City Bank 5 minutes' walk away. Watermoor Church is very close. On Tuesday evenings you can hear the faint bell ringing from their weekly practice. It is so beautiful, that it encouraged me to take up the hobby for a time. Although it is certainly not as easy as it looks.

Parking is rarely a problem; and we have a very useful corner shop in the next street - a complete rarity in Cirencester!"

The market town of Cirencester is often referred to as the 'Capital of the Cotswolds'. It is ideally located with the M4, M5 and M40/A40, the mainline train station at Kemble and excellent bus and coach links all within easy reach.

Cirencester benefits from high street stores, independent specialist retailers, and a weekly market. There are also several delightful bistros, cafes, wine bars and public houses to suit all tastes. Cirencester boasts a community hospital, leisure centre and a lovely outdoor swimming pool. Nearby there is golf, tennis, riding, football, rugby and cricket.

There are excellent primary and secondary state schools and a sixth form college campus. There are also good independent schools in the surrounding areas.
