Standing in large landscaped gardens and enjoying far reaching views, a recently constructed detached family house, offering spacious accommodation with a separate one bedroom annexe and double garage.

Situation and Description

This stunning house occupies a very individual position on this exclusive development and stands in a large corner plot with wonderful views over open farmland.

The development lies on the edge of the popular Herefordshire village of Sutton St Nicholas, which benefits from an excellent primary school, public house and village church. Day-to-day facilities can be found at the cathedral city of Hereford, which is a short car journey away.

The property has been constructed to an exacting standard and includes high quality fittings throughout. The accommodation is light and spacious with features including underfloor heating, en suites to all the bedrooms, double glazing, a first floor covered balcony and much more.

On arrival a recessed porch gives access to a large central reception hall, with a lime stone floor, and doors to a large study or fourth bedroom. There is a good sized sitting room, with a central fireplace and wood burning stove and full length doors and windows that overlook and open onto the rear gardens. A striking feature of the house is the large kitchen/family room that again makes the most of the outlook and includes a limestone floor and a beautifully fitted kitchen with granite working surfaces. Fitted appliances include a Belfast style sink, a six-burner Range Master gas cooker, built in wine cooler, Hotpoint double fridge and a centre island with further cupboards. The kitchen is supported by a separate utility room, again with a range of built-in appliances such as micro-wave and full height freezer. The limestone flooring continues through to the cloakroom and throughout the ground floor there is underfloor heating.

On the first floor, the master bedroom runs the full length of the property and enjoys built in wardrobes and a balcony, ideal for that morning coffee! There is a large en suite bathroom with roll top bath, separate walk-in shower and his and hers sinks. The two further bedrooms both benefit from en suites, one with a bath with shower over and the other with a walk-in shower.

Externally, the property is approached at the end of the development by a large block-paved driveway which has parking for a fleet of cars! In turn this gives access to a good sized double garage with wooden opening doors. To one side there is a pedestrian door that leads into a fully fitted kitchen, with built-in oven, hob, washing machine and fridge/freezer. A staircase rises to the first floor bedroom, or home office, with a further balcony and access to an en suite shower room.
