A Grade II Listed detached stone and half-timbered house full of character and charm, set in extensive gardens and grounds of approximately 3 acres, all offering potential for improvement.

Situation and Description

Ferney House is one of a cluster of individual properties on the edge of the small rural village of Woonton. It stands on its own and is surrounded by its own gardens and land with a lovely outlook over farmland. Local services are available at the larger villages of Almeley, Eardisley and Weobley, with more extensive facilities at Kington, Leominster and Hereford. The ever-popular market town of Hay on Wye is also within easy reach.

This much-loved property is full of character and charm throughout and is available to the market for the first time in approximately 30 years, with no onward chain. Although now tired in parts it offers huge potential for improvement, particularly in such a lovely setting. The current living accommodation includes a good sized and practical kitchen, oil fired central heating, both a living room and sitting room and four bedrooms on the first floor all with their own character. Outside there are extensive gardens and grounds to explore as well as a large detached garage.

On arrival a front door leads into a good-sized reception hall, with access to a shower room and door through to a central living room with large stone inglenook fireplace, with fitted wood burner, and brick hearth, dual aspect wall lights, and a small study area. There is an adjoining spacious kitchen, again with a dual aspect overlooking the gardens, which has a number of fitted units including a twin bowl sink, working surfaces an Aga and a door to a side entrance porch. An inner hallway then provides access to a very comfortable sitting room which again is full of character and has a stone fireplace and enjoys a triple aspect over the gardens and grounds.

On the first floor a large landing provides access to four individual bedrooms most with vaulted ceilings and all with a pleasant outlook. The bedrooms are supported by a family bathroom and walk in airing cupboard.

Outside the property is approached by its own gated driveway which leads down to a brick octagonal turning area with central millstone. Access can then be gained to a detached garage 20 x 9 with double doors to front and a separate timber garden shed. The gardens surround the house and have been well stocked and cared for over the years but now require some work. They include a variety of mature trees including copper beech and walnut as well as various shrubs and plants. Pathways lead around the property and at one time there was a vegetable garden and soft fruit section which adjoin a lovely meadow, which could be ideal for equestrian use. All in all, Ferney House offers an all too rare opportunity to purchase an unspoilt property in an unspoilt location.
