Description

Church Farm includes 99.76 acres (40.37 hectares) of arable land, vineyards, mature woodland, two agricultural buildings and a mobile home as edged red on the enclosed plan.

The land is very versatile and is currently in a combinable arable rotation with potatoes and salad crops including sweetcorn and salad onions. Historically the land has supported other crops including asparagus, sugarbeet and even dry flowers The fields closely surround the buildings and have road access on three sides making the land very accessible.

Of the total area, just over 62 acres is productive arable land, 20.76 acres contains the vineyard and 14.8 acres is woodland and amenity area. The remainder is the building footprints, yard area and driveway.

The woodland provides a useful shelter during the summer and winter and also a very enjoyable amenity area. The Forestry Commission previously granted a felling licence for the extraction of timber, although no timber was ever taken and the opportunity remains.

The farm buildings consist of steel portal frames under sheeted roofs. The buildings are mostly open sided with sheeted tin ends to the south. One building includes a full length lean-to on the east side which is finished with a mixed earth and hardcore floor. The floors in the main buildings are a mixture of concrete and earth/hardcore.

Both buildings approximately measure 36.5m (120ft) long by 18.2m (60ft) wide, and the building to the east includes the lean-to which adds a further 9.1m (30ft) to the width. Future potential may exist with these buildings, subject to planning permission, and interested parties are invited to discuss the future vision of the site which had been considered at length by the current owner.

Surrounding the buildings are large hard standing areas which provide useful machinery storage and livestock handling areas. The buildings and hardstanding areas are contained within a secure area, surrounded by mature coniferous trees, providing shelter and privacy.

The mobile home which is included in the sale and has planning permission for storage and ancillary agricultural accommodation measures approximately 10.6m (35ft) by 3.65m (12ft) and has one double and one single bedroom.

We understand that there could be an opportunity for a former dam to be reinstated which would create a large lake to the south for potential irrigation or other amenity purposes.
