A PLAN to build 62 affordable homes on the edge of a floodplain has been submitted.

The planning application for the homes at Old Northwick Farm has been made by social housing provider Stonewater who acquired the land from Bloor Homes last year.

Bloor Homes had a number of applications approved by Worcester City Council planners including a plan for 52 homes on the same site in June last year.

The site has been earmarked for use for 54 homes as part of the South Worcestershire Development Plan (SWDP).

Having worked with housing officers at Worcester City Council, the current planning permission would allow Stonewater to build open-market homes but it said its intention is to make all the homes affordable.

The proposal includes six one-bedroom apartments, 23 two-bedroom homes and five two-bedroom bungalows, 27 three-bedroom homes and one four-bedroom home.

Of the homes, almost half of which would be affordable rented properties, a quarter would be shared ownership and just over a quarter would be Rent to Buy.

With the development around 400 metres from the River Severn, a flood risk assessment was carried out in December 2018 which concluded the homes would be at a ‘low’ risk.

The report said the homes were in a zone which would be at around 0.1 per cent chance of flooding in any given year.

No changes to off-site work – including work to floodplains – outlined in the original applications are expected to be made.

A new road would be built to access the development after 221 Northwick Road was demolished to make way for an entrance.

Stonewater said it has changed the layout of the plan swapping larger detached homes with garages for smaller homes with open parking in private driveways.

The social housing provider said that whilst the plan is to build 10 more homes than what was approved in previous applications, the area of building reduces by around 20 per cent.
