Plans for nine homes of Radford Road in Flyford Flavell

Nine homes could be built on a field off Radford Road in Flyford Flavell after fresh plans were submitted to Wychavon District Council despite plans for five homes on the same land previously being rejected at appeal in 2024.

The permission in principle application concludes: "The application site lies near to the defined development boundary for Flyford Flavell in what is a highly sustainable location for access to services and facilities, including public transport. There are no adverse impacts from the proposed development that would demonstrably outweigh the benefits of such, including the contribution to the housing land supply deficit".

Fiona Short commented: "I object to this proposal. Development plans for this site have been refused on previous occasions; it is only the unfortunate and misguided development approval across the road which has brought this back.

"Flyford Flavell is already in danger of losing its rural character. This application would further alter the nature of the village, turning it into an urban environment. There would be further loss of agricultural land, further pressure on the already busy and occasionally dangerous thoroughfare through the village, and further pressure on sewage and drainage. It offers nothing; there would be no advantages to the village, and it would only detract from the quality of life of those already living in Flyford Flavell".

Gemma Cheetham added: "This proposal has previously been submitted and refused on multiple occasions, and to my knowledge there have been no material changes to address the objections raised in those earlier decisions. The same fundamental issues therefore remain unresolved.

"Furthermore, there is now a separate planning application for 14 dwellings on the opposite side of the road. When considered in this context, the current proposal for a further nine homes is even more concerning. The cumulative impact of both developments would represent a significant and unacceptable increase in housing density and traffic in this location.

"While limited additional housing may provide some benefit to local businesses, the scale and cumulative impact of the proposed developments are excessive and disproportionate to the size and capacity of the village. Given that previous applications have been refused and no substantive changes have been made, this proposal appears to be driven primarily by financial considerations rather than by genuine benefit to the local community".
